Basically Management provides property-management and administrative support for probate properties, helping the authorized estate representative keep the property maintained, organized, and ready for its next chapter.
Based in Davie, Broward County, we review each request according to the property’s location, condition, occupancy, and the support needed. We can also coordinate updates remotely for representatives who live outside the area.

Property support tailored to the estate
A written proposal defines the services, approval limits, reporting schedule, and fees. Depending on the property’s needs, your service plan may include:
Property condition and routine oversight
Scheduled property visits, condition documentation, and follow-up on visible maintenance concerns. Visit frequency and the extent of reporting are agreed in advance.
Maintenance and vendor coordination
Coordinating approved vendors for routine upkeep, cleaning, landscaping, and repairs; organizing estimates; and keeping the designated representative informed about work requiring approval.
Support for occupied rental properties
Tenant communications, rent-collection coordination, maintenance requests, and property records may be included under a separate or combined residential-management agreement.
Clear records and a single point of contact
Organizing property-related invoices, service records, photographs, and status updates for the authorized representative. Communication with the estate’s attorney or other professionals can be coordinated when authorized.
Preparation for the next step
Coordinating approved cleaning, repairs, vendor access, and property handover as the representative plans for continued management, occupancy, or a transition to other appointed professionals.

Our role is property care and administrative coordination. Services begin after we confirm the person authorized to engage us and agree on the scope in writing. Basically Management does not provide probate legal advice, court representation, tax advice, or decisions about inheritance, ownership, or distribution of estate assets. Those matters remain with the authorized representative and the appropriate professionals.
How getting started works
- Tell us about the property. Share its location, property type, occupancy, current condition, and the assistance you need.
- Confirm authority and priorities. We identify the designated point of contact, required authorization, access arrangements, and immediate property concerns.
- Review your written proposal. The proposal sets out services, visit frequency, approval limits, reporting, fees, and separate expenses.
- Begin coordinated property care. Once the agreement and access arrangements are in place, work proceeds within the approved scope.
Pricing and separate expenses
Probate property management is quoted individually. Pricing depends on location, property condition, occupancy, visit frequency, duration, and administrative workload. Routine residential-management pricing does not automatically apply to probate assignments.
Repair labor, materials, vendor invoices, utilities, insurance, association charges, government fees, and professional fees are separate unless expressly included in the written proposal. Any additional coordination or administrative fee will be disclosed in the proposal.

Can you help if I live outside Florida?
We can discuss local property coordination and remote reporting. Availability depends on the property’s location and the agreed service plan.
Does the property need to be vacant?
No. We can review requests involving vacant or occupied properties. Tenant-related work and access arrangements are addressed in the service agreement.
Do you handle the probate case?
No. We provide property-management and administrative support. Your attorney and authorized estate representative handle the probate process and legal decisions.
What should I include in an initial inquiry?
Provide your name, contact information, role in relation to the estate, property city and county, occupancy status, requested services, and preferred start date. We will discuss any documents needed to confirm authorization during intake.
