Basically Management provides residential property management, portfolio management, association management, owner consultations, and customized administrative support. Pricing depends on the property, number of units, location, condition, and requested scope of services.

The descriptions below explain what is ordinarily included in recurring residential management and which services may require a separate fee or third-party payment. Final terms are established in the signed management agreement.

Property Management Services

Residential Property Management Pricing

Management of One Residential Rental Unit

Pricing starts at $149 per month or 8% of collected monthly rent, subject to a $149 monthly minimum.

The applicable pricing structure will be confirmed after reviewing the property, monthly rent, location, condition, and service requirements.

Management fees are calculated on rent actually collected unless the signed management agreement states otherwise.

  • Routine tenant communications
  • Monthly rent collection
  • Late-payment follow-up
  • Coordination of ordinary maintenance requests
  • Communication with approved vendors
  • Owner authorization before nonemergency repairs exceeding the agreed approval limit
  • Monthly owner statements
  • Electronic owner disbursements
  • Basic lease-compliance monitoring
  • Coordination of ordinary notices where legally permitted
  • Digital maintenance of property and tenant records
  • Lease-renewal recommendations
  • Coordination with the applicable condominium or homeowners' association
  • Emergency communication and vendor dispatch
  • One routine property inspection per year, when included in the signed management agreement
Repair labor, materials, replacement parts, vendor invoices, association charges, government fees, insurance costs, and other third-party expenses are not included in the monthly management fee.

Excluded services may be available under a separate written proposal. Third-party costs are charged to the property owner and are not company revenue unless a separate administrative or coordination fee is disclosed.

Management of Multiple Residential Units

Portfolio and volume pricing is available for owners with multiple residential units. Pricing depends on the number of units, property locations, monthly rents, condition, occupancy, and requested services.

Tenant Placement and Leasing

Tenant-placement services are separate from recurring property management unless expressly included in the signed agreement.

Services may include rental-market analysis, advertising, showings, application coordination, tenant screening, lease coordination, security-deposit collection, and move-in administration.

Pricing is provided after reviewing the property and requested services.

Community Association Management

Association-management proposals are prepared according to the association's number of units, annual operating budget, property type, amenities, staffing needs, meeting requirements, financial responsibilities, maintenance obligations, active projects, violations, and delinquency levels.

Eviction Coordination and Administrative Processing

Pricing depends on the county, case status, reason for removal, contested or uncontested nature of the matter, and administrative services required.

Court filing fees, attorney fees, process-server fees, sheriff fees, service costs, and other third-party expenses are separate unless expressly included in a written proposal.

Basically Management does not provide legal advice or legal representation. Matters requiring an attorney may be referred to qualified legal counsel.
